Building work on 100 much needed homes on the former CompAir Holman site at Dolcoath, Camborne, is expected to begin soon.
It follows detailed planning approval being given to the site owners English Partnerships and will ultimately lead to 390 homes on the site. Many will be affordable.
The £90million investment will provide much needed family housing to the area and extensive landscaping and new public open space at Harriet Green is expected to realise the potential of this site.
David Warburton, English Partnerships area director for the South West, said: "I am delighted that our plans for this first phase have been endorsed by the local authority. Having that support is crucial to the success of the project and to the provision of new homes and employment opportunities.
"Twenty-four of the new homes will be affordable and provide for rent or shared ownership. All the homes will be built according to English Partnerships' Quality standards by our development partner Midas Homes.
"The site is one which has a strong history with the Holman family and this link will be celebrated throughout the development with public art and road names. The newly formed Public Art Steering Group, under the chairmanship of Kerrier councillor Carolyn Rule, will oversee the public art strategy for the site.
"This is an important part of our work in the regeneration of Camborne and will deliver a new and sustainable community that meets housing and local employment needs. It will also make an important contribution to the overall regeneration of the wider area."
A management company will be set up to manage the new community and to ensure its long term viability. It will manage the parklands, the car club, residents' car permits and other relevant matters that form part of its charter.
Initially the company will be run by English Partnerships and Midas Homes but as the community takes shape and residents occupy homes, management of the site will be taken on by residents and the business users who will elect their own board.
Nigel Tipple, chief executive of CPR Regeneration, the urban regeneration company for Camborne, Pool and Redruth, said: "We're delighted that English Partnerships is moving ahead with the development of Dolcoath. This is just the first phase of a major scheme that will eventually see new homes combined with a range of employment space to support quality jobs and major improvements to the local road network, including what will be the end of the proposed east-west link road."
Nick Hodgson, senior development manager for Midas Homes, said: "Midas Homes has been working closely with English Partnerships and the Camborne Pool Redruth Urban Regeneration Company to progress this important scheme and is delighted to have secured a detailed planning consent for the first 95 houses.
"It is hoped that work will start soon to remediate the site and then we will be able to commence work on the infrastructure and the homes. At the same time Midas Homes will be working with a commercial partner to develop detailed plans for employment space on the site and we expect to submit a reserved matters planning application for that in the next few months."
